All Appraisal Fees are either Prepay (mailing a check to us before we book appointment) or CAD (cash at door) or good personal check at the time of appointment. If we travel out to do the appraisal and they don't have the fee in good funds. The trip charge of $150 applies added to regular appraisal fee this covers or turck expense and our drive time.
Because of the new rules there are no new recerts or name changes of appraisals.
Fee for this is $150 min which means we need to make a trip out to the subject property and that of any new comparables. As well as new court house checks for both the subject and comparable.
Because of the increase in gasoline prices at the pump, it has become necessary that we ad $25.000 sur-charge to each appraisal order at this time.
The rates that are posted below are rates set for SW Rural Wisconsin and Rural towns, townships and villiages. It takes three to four times or more to complete an appraisal in a rural area then a city or suburan area. I have greater drive distances and times. I may need to visit the court house and township offices in more then one location for one appraisal. Drive times can exceed 8 hours and cover several hundred miles depending on the location and type of the subject. Please do not compare our Rates and Turn Times with those of appraisers who do work in the cities. Where they may have a 1/2 day to a full day in an appraisal report it is not uncommon for a rural appraiser to have two to three days or more, if the work is going to be completed in a proper mannar and comply to USPAP Standards it takes time. Time is money.
In addition rural properties may have a number of outbuildings that are also considered in the opinion of value. It takes more time to inspect and measure these buildings as well.
